Specialist Disability Accommodation (SDA)
Specialist Disability Accommodation (SDA) is housing built for people with very high support needs. Our SDA homes are wheelchair accessible and designed so residents can move around, cook and bathe as independently as possible.

How We Can Help
At Koala Life Care, our Specialist Disability Accommodation options are designed with the participant’s comfort, safety, and independence in mind. We offer:
Purpose-Built Homes
Our SDA properties are designed to meet a range of high support needs, with step-free entries, wide hallways, wheelchair-accessible kitchens and bathrooms, and assistive technology for ease of mobility and independence.
Tailored Living Spaces
Each home is adapted to the specific needs of its residents, with individual support plans and features that ensure comfort and accessibility.
24/7 SIL Support in the Home
Residents can receive 24/7 Supported Independent Living (SIL) from Koala Life Care in the same home.
Community Integration
Our SDA accommodations are located in well-connected areas, allowing residents to be close to essential services, family, and social opportunities.
SDA design categories
The NDIS groups SDA homes into four design categories, based on who the home is built for. Ask us which categories our current homes are built to.
Improved Liveability
For people with sensory, intellectual or cognitive disability. Easy-to-see doorways and switches, and clear sightlines between rooms.
Fully Accessible
For people with significant physical disability, often wheelchair users. Step-free, with wide doorways and an accessible kitchen and bathroom.
Robust
For people whose behaviour may put themselves or others at risk. Strong fittings, soundproofing, and a safe space for residents and staff.
High Physical Support
For people who use electric wheelchairs or hoists. Everything in Fully Accessible, plus backup power, hoist-ready ceilings and assistive technology.
Good to know
SDA or SIL – what’s the difference?
SDA is the home itself: a building designed for accessibility. SIL is the support: trained staff who help you 24/7. Many of our SDA residents receive both. If you don’t need an accessible home, SIL in one of our standard homes may suit you better.
How SDA is funded
SDA is for NDIS participants who meet the NDIS rules for SDA. When it’s in your plan, the NDIS funds the home, and you pay a rent contribution plus everyday costs such as electricity. Your support, such as SIL, is funded separately.
